Terms of service.

Effective Date: 1 April 2026

These Terms and Conditions govern access to and use of the Accomm4Students platform, operated by Lever and Hart Strategic Advisory (Pty) Ltd.

1. Nature of the Service

Accomm4Students provides an online platform through which accommodation providers may advertise properties and prospective tenants may submit enquiries.

The Company does not own, lease, manage, or control any accommodation listed on the platform and does not act as an estate agent, broker, or intermediary in any transaction between users unless expressly agreed in writing.

2. No Warranty as to Listings

All property listings and related information are provided by third parties. While reasonable efforts may be made to ensure accuracy, the Company makes no representations or warranties, whether express or implied, regarding the accuracy, completeness, or availability of any listing.

Users acknowledge that all reliance on such information is at their own risk.

3. User Conduct

Users agree to use the platform in a lawful manner and not to submit false, misleading, or fraudulent information. Users further agree not to misuse the platform, interfere with its operation, or attempt to gain unauthorised access to any part of the system.

4. Enquiries and Introductions

By submitting an enquiry, users consent to their personal information being shared with the relevant accommodation provider for the purpose of responding to such enquiry.

The Company does not guarantee that any enquiry will result in a successful placement, rental agreement, or response.

5. Fees and Payments

Where accommodation providers are charged fees for listings or related services, such fees shall be payable in advance and are non-refundable unless otherwise agreed in writing.

6. Limitation of Liability

To the maximum extent permitted by law, the Company shall not be liable for any direct, indirect, incidental, consequential, or special damages arising from or in connection with the use of, or inability to use, the platform, or any interaction between users and third parties.

This includes, without limitation, any disputes, losses, or damages arising from agreements entered into between users and accommodation providers.

7. Indemnity

Users agree to indemnify and hold harmless the Company, its directors, employees, and agents from and against any claims, liabilities, damages, or expenses arising from their use of the platform or breach of these Terms.

8. Intellectual Property

All intellectual property rights in and to the platform, including its content, design, and branding, are owned by or licensed to the Company. No rights are granted to users other than those necessary for lawful use of the platform.

9. Suspension and Termination

The Company reserves the right to suspend or terminate access to the platform at its sole discretion where a user is in breach of these Terms or where such action is necessary to protect the integrity of the platform.

10. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Republic of South Africa.

11. Amendments

The Company reserves the right to amend these Terms at any time. Continued use of the platform following such amendments constitutes acceptance of the revised Terms.
